PARKS & GREEN SPACE

The 27.4-acre community site will be a pleasant environment that everyone will enjoy, especially with landscaping, tree plantings, and greenery. Four acres are dedicated to a central park, central plaza, play area, and trail that will double as an ice rink in the winter. All of this new green space will extend the current boundaries of McLevin Woods Park. As well, all new residential towers will include both public and private outdoor green amenity area.

PHASE 1

The objective is to develop gradually, in 10 phases, over a number of years, to provide a smooth transition into a beautiful, inclusive, as well as complete community. Construction on Phase 1 is planned to begin within 3 to 5 years. Over the southeast corner of the Malvern Town Centre parking lot, two new residential buildings will be built.

PHASE 2

The new public park and retail will begin when Phase 1 is completed, which would take 7 to 10 years, and will necessitate the demolition of a portion of the mall. New streets, urban squares, stores, and a new mixed-use building will replace it, as will new parkland south of the current McLevin Woods Park, which may contain athletic facilities, play structures, and lounging places. During this period, the Taibu Health Centre, the mall food court, and the grocery store will remain open.

PHASE 3

Park expansion, new retail, and urban squares for Phase 3. Expected to begin in 11 to 15 years and will include the creation of additional parkland, as well as more urban squares, a new mixed-use building, and new retail to replace the malls existing retail. A new, attractively planned public thoroughfare with designated bicycle and pedestrian routes at the heart of the site. This will provide convenient mobility and connectivity by connecting Neilson, Tapscott, and McLevin Avenue. The Taibu Health Centre, the mall food court, a few food businesses, as well as the grocery store will remain.

PHASE 4 – 10

More urban squares, retail, as well as a new grocery store open in the final phases 15-20 years from now. New streets, urban squares, and stores, as well as new mixed-use buildings, along with significant indoor and outdoor amenities. A number of three-story townhomes along McLevin Avenue. During these phases, the Taibu Health Centre, mall food court, select businesses, and the grocery store will be demolished. The Taibu Health Centre and a new grocery shop built into the foundation of one of the new buildings.
