North York is in many ways the gateway to the north of Ontario – Richmond Hill, Newmarket, Barrie, and the Muskoka region are all just a short drive away on Highway 400. For travellers, the rest of the province is just as convenient to reach, with highways like the 404, the Allen Road, the Don Valley Parkway, and the busiest section of the 401 all making their crossings in North York.

And you’re not too far from the city centre, either – two lines of the TTC reach into North York. Hop onto Line 1 from Sheppard-Yonge Station just across the street, or Sheppard West, and head south into the city, or further north. Line 4 Sheppard Subway line meanwhile, runs from Sheppard-Yonge station to Don Mills.

Other public transit services operate within North York – York Regional Transit (YRT), which runs unparalleled bus services throughout the region, and GO Transit whose commuter rails and bus services reach all across the Greater Toronto area. Both are easily accessed from TTC stops, and so within North York, the entire GTA is at your fingertips.

The Developer

Menkes is a Toronto-based developer with over sixty years of experience. Having started in the single family home sector, Menkes has expanded recently into the construction of condominiums, commercial, and industrial projects. Most well known for their work at North York’s City Centre, Menkes has made a real name for itself across the GTA.

Something of a family business, Menkes was founded in 1976 by Murray Menkes, and now Alan Menkes and his two brothers serve as co-presidents of the firm their father established. The team has a strong emphasis on family ties, values like integrity, social connection and meaningful relationships within the communities they create.

Though the traditions of this family business remain intact, Menkes has managed to build outwardly and expand into so many different facets of real estate. They continue to raise the standard in condominiums and commercial development, and apply the lessons they have learned back to their first passion – homes for families of the GTA.

Investment Opportunities

With hundreds of condominiums for sale, North York is one of the fastest-growing regions of Toronto, and a place where growth is expected to continue for decades. Property values are steadily increasing, and new listings hold a $686 price per square foot.

Pre-construction condos in the city average in the low $400K price range, and tick up every year, largely due to the growth the region has continued to enjoy over the last half-century. Students, thriving immigrant communities, as well as new families are all looking to call North York their home, and that combined with it’s close proximity to the city centre are making North York a booming, desirable location for development and investment.

With 4800 Yonge Street Condos, we see a development in a prime location. This neighbourhood has seen significant transformation in the last decade – with upscale offices, residences and mixed-use buildings popping up every year, adding to a rapid densification of the area. With a distinct downtown feel, and convenient transit, it’s easy to see why many are looking to set down roots in the area.

The Yonge and Sheppard hub is a primary location for employment and commercial industries, and will likely continue to grow in the 2020s, making real estate in the area a sound investment.
